By prepaying the taxes for 2018 and 2019 it will help the buyers feel a little less house-poor. We can remember well all of the things you need when you buy your first home or upgrade to a larger home. Lawn mowers, garden hoses, sprinklers, shovels, snow blowers, furniture, window coverings are just a few of the things a new homeowner needs.
You could also use this money to pay down credit cards, or save for a rainy day.
Today most lenders want you to submit to them your portion of taxes every month. Depending on the lender what will happen on closing is that from the proceeds of the sale the amount of the 2017 taxes plus 5% and that amount plus another 5% will be credited to your tax account with the lender. (as we do not know what the taxes will actually be in 2018 and 2019, we are adding 5% annually).
If that happens to be more than the taxes actually are, no worries you do not have to pay them back, also if it is more they do not owe you any money.
