There are a lot of 2 and 4 acre parcels available in the Chestermere & Langdon Area.
We are uploading these listings manually as this is one category that does not search well with the current web development program we have. Many of these acreages are in small communities and they may have a water coop. That means you share the well and the expenses related. You may also have a home owners association that takes care of the road, lighting and snow removal. You will want to make sure your realtor is familiar with Country Residential contracts and make sure that they have the country residential schedule filled out. It will tell you if there are any fees owing on the roads or utilities. It will disclose information about the septic fields, the well and many other factors that need to be considered when buying an acreage.
There are extra precautions necessary when buying a country residential property.
In addition to a standard home inspection, you will want to do a well test to make sure that the quantity and the quality of the water is satisfactory. Your bank will probably not write a mortgage without this.
You may want to have the septic system inspected. A new field can run up to $20,000.
