The Brownstones In Rainbow Falls At Chestermere Lake

If you are looking for great value check out these two to three bedroom townhouses with double garage and full basement.
The Brownstones at Chestermere Lake were built between 2006 and 2014 are really a great buy right now. Originally priced as high as $350,000 list prices are now as low as $280,000. These are great units as they have a 2 car detached garage. There are a variety of floor plans with 2 bedrooms and a den, a 3 bedroom plan, 2 bedroom & 2 baths upstairs. There are full basements, with some being walkouts.

There is a difference in the features and floor plans as time went on. The newer units have granite, hardwood and a more open plan. It is helpful to have a local realtor when you are buying or selling a Brownstone as you can’t really compare the newer units to the older units.

With Costco opening August 12, Chestermere residents will finally get the shopping experience they have been waiting for.  EAST HILLS SHOPPING CENTRE   The Costco will be complete with a liquor store and a gas bar.  The major tenant of this shopping centre has been Walmart.  Here is a partial list of the stores that are already open or soon will be.

The Chestermere Market Stats for March 2016 include information on how many properties were listed, how many sold, how many were terminated, expired or withdrawn.

The average sale price for the first quarter in Chestermere was $484,029, the average days on market were 62 days.  The average list price in Chestermere right now is $639,000.  Homes below $500,000 are selling well considering the market we are in.  In the past 3 months 52 homes were sold.  70 listings came off of the market, and there are currently 182 homes for sale in Chestermere.

The Market Absorption stats show how long it would take for the market to absorb all of the  homes that are currently listed with the current rate of sales.  There is no question,  it is taking longer for homes to sell, and the more expensive the home the longer it will take to sell.  The difference in the average sale price and the average list price shows that more people are looking In the lower price ranges.

Chestermere has a great family bike park.

Located close to Westcreek, Rainbow Falls, The Beaches and Lakeview Landing.
The bike park is also close to Rainbow Creek Elementary and Our Lady of Wisdom and Chestermere Middle Schools.

Chestermere lake offers many recreational opportunities for families.  There is the 750 acre lake that you can sail, waterski, wake surf, wakeboard, skate, fish, swim, cross-country ski, snowmobile, kite ski, walk or just enjoy the beach.  Chestermere also has walking and bike paths throughout the community.  There are dance studios,  martial arts schools, hockey teams, soccer teams and many other activities to become involved in.   See the recreation map.

Chestermere touches the Calgary border on the eastern edge, so it is actually 20 minutes to downtown, ( longer in rush hour).  As it is only minutes from Stoney Trail you can get to either end of Calgary really fast.

Being only 20 minutes from the airport is another great advantage to Chestermere’s location.   If you have to travel a lot or work for one of the airlines this is not a bad commute.

Chestermere has a population of near 20,000 people as of 2016.  It is a family friendly community with activities for the whole family.  We do not yet have a swimming pool as a community cannot afford a pool until it reaches 20,000 people.   There is however a recreation centre that has two arenas, 4 sheets of ice for curling and two large gymnasium type rooms and many meeting rooms for different groups to use. Recently the Best Western Hotel opened up and they are allowing the community to use the pool for aquatics programs.
