All Chestermere MLS Residential Sales April 2021 Absorption Rate

The absorption rate is the number of sales divided by the number of active listings in a market over 90 days.  Typically this tells us how many months it will take to deplete the inventory of homes for sale.  As you can see that varies widely by the price range of homes for sale.

The real estate market is really blowing up and I do not find that the three-month calculations can keep up with the market so I have also broken down each price range over the month of April.

In April 2021 77 homes sold through the MLS system.  The highest-priced sale was $1.080,000 which was a lakefront home.  The average sale price was $564,328.  The average days on market was 56.  The median sales price is 556,000 which is up 13% year over year from 2020.  This may be reflective of the higher-priced homes selling.   One of the first rules of real estate is that there is no such thing as an average house, so we are breaking things down by price range to help consumers figure out the market that they are interested in.
