Chestermere Grows Again.  1000 New Neighbours.‎  April 16 2014

 Chestermere Home Building Permits issued in  January and February 2014

There have already been 54 building permits issued in the first two months this year in the Town of Chestermere. The builders are Mattamy Homes with  24, Douglas Homes at 15, Jager Homes, Homes by Avi both at 5, Broadview Homes 2, and Reid homes at 3.  

This number lines up with  2013 which was a very busy year with a total of 324 building permits issued in Chestermere.  With an average of 3 people per home this would add close to another 1,000 people in one year.  Thankfully a new K-9 school is opening this year on the East Side of the Lake  This school will have kindergarten to Grade 9 and also have optional French Immersion. 

The MLS Listings Market is cooking in Chestermere as well with 135 total sales Condos and Single Family combined as of April 17.  Previously in Chestermere 1 sale per day on MLS was very good, and it has been a while since we have seen that.

As resident Chestermere Specialists we watch this market and we know whether it is a buyer's market or a seller's market and what the competition or the demand is for a particular home. 


Chestermere  Single Family Homes on MLS..April 2014 So Far.

The Chestermere market is strong.  The month of April has been a very busy month for the single family home market.  137 homes have been on the market this month.  There are currently 106 active listings, 28 solds, and 3 pending sales reported to MLS.  As the month is only half over this is already a better month than what we traditionally see in this market.  On average we sell one home per day on MLS in Chestermere.  The average days on market was 35.

Please keep in mind that these statistics will include new homes that have been build on spec.

Chestermere Average Prices in March 2014 highest since 2009.

According to the Calgary Real Estate Board Chestermere's average prices on single family homes are at an all time high.  The average sale price for single family homes in Chestermere was $542,000 in March 2014.  There were 73 sales, up from 50 in March 2013, and the average days on market was 50 down from 60 in March 2013.  Prices have not looked this good since 2010.  So if you have been hanging on waiting for the market to recover, give us a call, we can help you make the move you have been waiting to make.

Chestermere School has new name

The new Chestermere RVS Public K-9 school slated to be open in September 2014 will now be called East Lake School. A "Name the School Competition" was held in the fall of 2012 and 15 submissions were received. On September 25th a RVS Naming Committee narrowed the selection down to 2 choices East Lake School & Mountain Rose School. East Lake was then selected from these 2 choices.

Nomination Day - Monday September 23, 2013

There is still time to get your name in the race!

If you wish to submit your name for nomination to town council you must bring your nomination form, contact information form & deposit to Town Hall between 10:00 am -12:00 noon on Monday September 23rd, 2013. These forms are available from the Town of Chestermere website at

In order to run for Town Council you must:

  • be at least 18 years old,
  • be a Canadian Citizen,
  • have resided in AB for at least 6 months prior to election day
  • have your place of residence located in the Town of Chestermere on election day

Chestermere Real Estate Market Report Single Family Homes July 2013

The hottest price range for Chestermere is in the $400,000 range with almost 50% of sales in that range.  The average sales price in July was $488,528.  The average days on market for home that sold was 50. 
The next most active price range was in the $500,000 range with 20% of homes selling in that range. 
The $300,000 range is down, probably due to a lack of homes available in that price range. In 2012 it was about 22% of the market it is now about 18 % of the market.

Sales above the $600,000 range sales are down from last year.  Contrary to what is happening in Calgary sales over the one million dollar range are not up. Traditionally Chestermere follows Calgary’s trends so the better market for higher end homes may come if the market in Calgary continues to thrive.

Where to eat in Chestermere.

If you are in Chestermere during the week at lunch time you should definately take in the buffet at the Tandori King.  Located West of Safeway in Chestermere Station.

The food is good, fresh and the restaurant is very clean. 

It has changed owners since it originally opened and it has improved greatly with the current owners. 

In Chestermere we are always saying we want more restaurants.  We really need to support the ones we have.  This is a nice change from pizza, which seems to be the major choice in Chestemrere.  Not many restaurants are open for lunch.  So please give them a try.  There are lots of regulars that we see when we are in for lunch, so we are not the only ones who have found a great and affordable lunch.  or call them at (403) 207-9666
